Assessed at the top of the market for $2.042 million. Cranbury prices for over-$1M homes is down approximately 20% since that assessment based on other comps. They bought it brand new for $1.7M in 2003. New carries a premium and current prices for over $1-M homes here is about at 2003 levels. Last home in that exact neighborhood that tried to sell for less than this price was larger and included an amazing indoor pool complex. It sold for over $1M below initial asking price. It was beautiful too.
The owners are entitled to list it for whatever they want. But that doesn't mean the price is remotely grounded in reality. |

Are you trying to demonstrate your point?
About this house, it's in a market for a very small group of buyers, and it will not sell fast. So, just put it out and gauge the interest and a price for it. Maybe there is a buyer who does not care the difference between 500k and 5k. |

You can buy a whole lot of "stunning" for a lot less than $3.9 million. And given that it's coming up on it's 2 year anniversary on the market, it seems like even those who can afford it realize it's priced wrong. |
