My examples all pointed toward your formula over-estimating values. Not something I would write if I was worried about the market or I was concerned with my home value. I’m not because I plan to live in mine at least another 20 years, but I would say if I was selling now I would be thrilled if I could sell it for $200 a foot let alone $225-225. My neighborhood had a couple sales in the last 9 months, both below $200 and both were on the market almost a year. Two others are on the market now, have been for months and already are asking figures that will put their cost per foot below the bottom of your average. There has not been a single sale in the last 5 years in your range among my comp homes. Your theory works only when you say any data point that doesn’t fit your model was a result of someone getting a “good” or “bad” deal. That’s convenient and no real mathematician would really argue a theory works when you can dismiss as many aberrant data points as you want to isolate a subset of data that fits your theory. It’s like doing a trial for a new drug and excluding everyone who doesn’t respond to it. So when comparable homes fail to sell for a year each then eventually sell within the same narrow price range per foot and other homes are now after 6+ months without sales approaching those sale cost ranges, you really believe that each of them is just accepting “bad deals”? That’s just dumb. What they are accepting is the fair market value for their homes as defined by demand – i.e. what people are eventually willing to pay for them. And why are all the comps coming in around the same range? You say because each owner accepted a bad deal. Logic says that this particular comp of homes and neighborhood has a different average per foot fair market price than other neighborhoods in Cranbury. This is what everyone except you posting here sensibly understands. That home values are not defined by narrow arbitrary township-wide average, but are variable based on comparable homes which includes more than one variable, including the Township, the neighborhood, age of homes, size of lots, whether the home is very large, average or small in size, etc. Main Street homes is a market. Shadow Oaks homes is a market. Etc. They are not the same market. Your made-up theory would be even more ridiculous in large markets. For example, try making a case that every apartment in NYC can be defined by a narrow cost-per-foot range regardless of area. Any theory that asserts an entire township as a unified housing market is just ignorant. What you fail to grasp is the objections to your point have nothing to do with defending the value of this home or values in Cranbury. This home may be over-priced, I haven’t looked at the data so I don’t know. The objections are simply to the lack of credibility to your basic argument, which is clearly based on very little understanding of residential real estate. As for people going to see the data for themselves. I have done exactly that so I can flatly call BS because the data absolutely does not support your theory. And people don’t have to take a trip to do this for themselves. Just go to the Internet. The one thing we can agree on is please, by all means, check out the data for yourself. There is a difference between having an honest difference of opinion and accusing everyone who disagrees with you of lying and deceiving a potential future neighbor. You may see yourself as a brave and honest bearer of truth, but I see you as abitter, angry fear monger trying to scare off someone from buying a nice house in a great neighborhood at a fair price.
Stop projecting your bitterness on others. Youoverpaid for your house on a main road a few years ago and now you regret your decision. Boo hoo.
Real estate is historically a long term investment. 20-30 years from now, when todays buyers go to sell their houses, will their investment in their home, neighborhood and family have been wise? I say Yes!

#2. It's just common sense regarding the pricing of two homes directly across the street from each other, with one being larger than the other. The smaller home has one less bedroom, one less bathroom, and no basement. Yet they are expecting basically the same price as the larger one across the street.
#3. As a neighbor we should be honest with all our future incoming neighbors, and not try to deceive them. That's the job of the realtor and the seller, and it's possible they could be responsible for many of the posts here trying to justifying the higher price for the property! Just my opinion.

Anyone buying on Old Trenton in the last couple decades since they continued it through to Route 130 knew what they were getting into and to suggest otherwise is silly. It has been a buzy road since then. I do sympathize with those who bought before then. The most recent change will either have no impact on the amount of traffic or reduce it a little, probably the latter but we should wait for the data. And the average speed will be down. Some will ignore the new speed and others won't so the average will reduce.

Your comments below give us insight into your psyche. It sounds like, as a result of applying your ridiculous "cost per heated square foot" pricing model to the purchase of your own primary residence, you grossly overpaid for your house on Old Trenton Road. And now you have an axe to grind.
With "honesty" like yours, who needs liars? If anyone takes your exagerated claims seriously, you should be ashamed of yourself.

Some people have put the vents in the rear so you can't see them from the street. If you are interested in buying a home in town, I suggest you have the Radon checked on 2 separate occasions, the levels will fluctuate after wet weather! Just an honest neighbor, not like some here!!!
#4. Be very careful, it's possible that the realtor and possibly the homeowner could be posting much of the glorious info about this property. Just be careful from an honest human being!

The house across from it sold in 2010 one year ago. There was not a substantially higher market in 2010 then there is today. As I said it is a comp. It is not identical. There are no identical homes especially in a development as old as that.
As the other posters said OTR is far from a major highway. In fact I have noticed a decrease in traffic there and more traffic on Main St. and Cranbury Neck Rd. since the change to 35mph. However, that could be my perception as I'll now go Main to 130 instead of OTR to one mile and I'll go Cranbury Neck to the train as opposed to OTR to Princeton-Hightstown Rd.
All home inspectors should do Radon. That is the only "fact" I agree with and that is just a general comment nothing to do with this house or neighborhood. I've lived in developments where certain sections had Radon and my home was fine.

I have no opinion on Ryan Road but they statements about Old Trenton are pathetically wrong. Either the person is lying about living there or is just bitter about their lawn and is making stuff up to vent. I live in an adjacent neighborhood to Old Trenton and use it every day.
Please state your basis for calling it a highway? Here are the facts. Before: 50 MPH. After: 35 MPH. Before: One lane each way. After: One lane each way, plus a left turn lane. As other posters noted, there is no development which would draw more traffic and as a rule lowering the speed limit from country road speed (before) to residential neighborhood speed (after) does not tend to attract more traffic. Adding a left turn lane is not a draw for traffic. It’s not rocket science. It’s hard to believe they could hold down a job and afford a home if they are really that lacking in basic common sense.
It’s just silly to call it a highway development. And given how much that comment lacks credibility, I would be suspect of their other statements.
I find when people make such a point of stressing how "honest" they are, they usually are not.
It sounds to me like this person overpaid for house on Old Trenton Road and is now pissed at their realtor, and everyone else in Cranbury, presumably because the rest of us are happy here. Its called sour grapes.
This anonymous poster accusing everyone else of ulterior motives may have ulterior motives of their own. They may be trying to sell their house and therefore discouraging buyers from choosing other neighborhoods. They may be interested in moving to a quiet cul-de-sac neighborhood to get away from the OTR road widening and therefore discouraging other buyers on a property of interest. Or they may just be angry about their own poor investment choice and hell bent on blaming everyone but themselves. Whatever the reason, take their comments with a grain of salt.

He may be an honest neighbor, but he is also our crazy neighbor. The old Trenton Road whining has got to stop. These are the people who screamed for the county to do something, then when the county did something they scream some more.
