But Liedke isn't even closed yet it is that recent. Prices had already started to fall since late 2006, so a home that sold "last year" (as it as recently as a couple months ago) is hardly a world apart. And you are being overly dramatic to suggest there has been a sudden collapse or that the affordable housing issue will kill Cranbury. I agree IF it passes and if it survives years of appeals, Cranbury has serious problems. But we're talking about housing that is up to 10 years away (2018 according to the requirements) by even the current timetable. And the history of these things is most of these contrversial bills don't pass in the end. That's when we should be happy that our government can't really get anything done. So while your prediction is absolutely possible, it is premature.

Yes, that was LAST YEAR... Do you understand the problem the economy is having NOW??? Housing values are going down.... and now with the low income housing coming... Watch out Cranbury - the value of our houses might go down even more. This is not going to be the nice little town we used to know. Might as well pack it up and move to trenton or somewhere....... I think our house will go on the market as soon as they start building. Bye Bye NJ

In general I agree with your assessment that Cranbury is being over-priced, whether by agents or sellers in denial, I don't know. That said, two things:
1, Why do you think some homes are still selling quickly, and for record high prices? For example, there was a home just a couple months ago that sold on Liedke in less than a week for over $100,000 above the reassessment value.
2, $650,000 seems very low given that most recent comps for sales in Shadow Oaks are at least in the low $700's even as of a month or so ago. I know nothing about this home but unless it is worth substantially less than most other Shadow Oaks homes, I would bet it could sell for $700,000.

This home is very large and in good shape however it does not warrant the asking price of $775K. The real estate market in Cranbury is being mistakenly over-priced by dillussional agents/sellers. The maximum sale price this home will receive is $650K. There's a reason no sales are occuring despite many available properties on the Cranbury market.
