If you follow the realtor.com link in the original post above there are some pictures which look good. I am surprised this one has not sold. Unless there is some major problem that is not clear from the pics, the location or the description is seems to be a great deal, especially relative to the other houses in the same size/age/price range. Perhaps it is just bad timing, though similar sized houses sold on Liedkte in the same time frame for much more...

The last time I checked the assessed value is $1,038,500, so the property tax is about $15,930 for 2008.

I am the same poster who has blasted other hoems and seriously over-priced but I disagree this one is listing too high. Notice a said "not listing too high" versus "not overpriced." The difference isin thsi market no one offers or pays the listing price. If a buyer listed a home at exactly the right price, they would still get low-balled off whatever they set the price as. So they can't list it at exactly what they expect to get paid. I'm confident this house will go for something under $999K which will also avoid the extra tax on $1M+ home purchases.
That said, I don't think it is that over-priced on the listing when you compare the RECENT comps. The $1M+ homes in Cranbury are a totally different market segment than the less expensive homes and have so far proven more resistant to major price drops. If you look at sales this year on Liedtke and Shady Brook, for example, you will see that they go for pretty close to their appraised values.
Also, keep in mind prices are relative. There is a certain group of people committed to buying a home in Cranbury looking for the best home they can afford at the best deal they can get. One of the reasons the last Shady Brook home sold so quickly for so high is it was the only real option at that time for a committed buyer looking for a very large, newish home in Cranbury. Similarly, right now there are several but of them this is by far the most competitively priced. I doubt the other home owners are willing to be as competitive as these people if they started their prices so much higher so at the end of the day this may be the best deal for a committed buyer in town even if the sellers refuse to budge much.

Wow, how refreshing!
A home actually priced competitively right from the start. This home looks like a real deal compared to $1M-plus listed homes here recently. Petty is a great street, the house looks nice on the inside and it is priced well BELOW the 2006 tax reassessment value ($1,038,500)
This is clearly a serious, motivated seller unlike some who seem to have put their house up around here. It puts them to shame.
Good luck to the seller. Though alternatively it does worry me a little about the state of the market here. I just watched that "What is My House Worth" segment on Cranbury from HGTV and their "expert" was talking about how Cranbury was "particularly hard hit" by the real estate downturn and that values are way down...
